<p>Have your heard there is a new real estate investment guru in<br />
the marketplace? At night, he has a part time job as a national<br />
stand up comedian and without the audience even knowing, he<br />
gives them fantastic real estate investment advice. His name is<br />
Larry The Cable Guy, and these days he performs to packed<br />
audiences purely because of his real estate advice, I am sure.<br />
So what is his secret advice to getting good real estate<br />
investments? GET 'ER DONE! </p>
<p>In all seriousness, I don't think the Cable Guy is actually<br />
giving real estate investment advice but he should. If you will<br />
remember his famous "Get 'er done" phrase, it will serve you<br />
well in the real estate investment. Early in my real estate<br />
investment career, I bought single family houses and then turned<br />
around and resold with owner-financing in place. As I was<br />
beginning this activity, the HARDEST part was finding good<br />
investments on a consistent basis. Why? Because I had no track<br />
record and thus nobody would help. </p>
<p>When I approached realtors for help, they would be friendly but<br />
rarely brought any good projects. I didn't understand why<br />
because I KNEW I was very serious about buying. However, most<br />
realtors really doubted that I would buy the houses if they<br />
brought them to me. Having been in the real estate investment<br />
business for a while now, I certainly don't blame them. What<br />
realtors rapidly learn is that 90% of investors will back out<br />
when it actually comes time to close. So they do all this work<br />
and don't get paid. </p>
<p>But like many things, after you struggle through your first<br />
couple of real estate investment deals, then you start to gather<br />
a reputation of actually getting deals done. Before long, there<br />
was a couple of realtors who figured out I could "Get 'er done"<br />
and started to bring me more opportunities than I could handle.<br />
This was a HUGE turning point because now people call me, tell<br />
me about a real estate investment deal, and ask if interested.<br />
All of this required ZERO work from me! Today, I still<br />
occasionally pick up houses and primarily use one realtor who<br />
knows that if I give her the go ahead to look, then she will get<br />
an immediate pay day if she brings something that meets my<br />
criterion. </p>
<p>As I got more and more into preconstruction real estate<br />
investments, I got another rude awakening. Even though I was<br />
serious about finding investments and had decent connections, as<br />
a single individual, I was pretty much irrelevant to developers<br />
and major brokers with large preconstruction projects. Why? I<br />
was buying 1 unit and they might have 400 to sell. While they<br />
were happy to get my purchase, they would not go out of their<br />
way to find me other good projects and deals.... It was like I<br />
had to beg to get in. </p>
<p>Over time, there was a small group of us that formed that had<br />
more power but still, had almost no ability to interact with<br />
developers and get better real estate investments. As time moved<br />
forward, GetPreconstructionDeals.com was formed with the idea<br />
that by surrounding ourselves with a group of investors, we<br />
could now enjoy some of the perks of being able to "Get 'er<br />
done" on a larger scale. Today, with that ability, we get to<br />
look at a lot of projects and opportunities that most outside<br />
investors never even know about. </p>
<p>This month, we will run a series of articles on take full<br />
advantage of investing "with the power of thousands". With a<br />
strong group of "Get 'er done" investors, it really becomes<br />
amazing at the real estate investment opportunities that arise;<br />
and this is true if the real estate market is booming, flat, or<br />
declining. </p>
<p>We will also use this article series to introduce a major new<br />
feature to GetPreconstructionDeals.com: an real estate<br />
investment open forum and "town hall meetings" to help investors<br />
group into smaller, more common interest areas. At our web site,<br />

<p>While real estate syndicates are formed for a variety of reasons, the typical reason is to create a tax shelter. More specifically, the purpose of a Real Estate Investment Trusts or REIT is to reduce or eliminate corporate income taxes. In the United States, where they are generally more widespread as investment vehicles, REIT pay little or no federal income tax but are subject to a number of special requirements set forth in the Internal Revenue Code, one of which is the requirement to distribute annually at least 90 percent of their taxable income in the form of dividends to shareholders.<br />
The first REIT was introduced in the United States in 1960. The vehicle was designed to facilitate investments in large-scale income-producing real estate by smaller investors. The US model was simple, enabling small investors to acquire equity interests in vehicles holding large-scale commercial property. In order to ensure that REIT are widely held, they must have at least one hundred shareholders, no five or fewer individual shareholders can own more than 50 percent of the equity value of the REIT's shares, and the REIT must be managed by one or more trustees or directors. At least 75 percent of the gross income of the vehicle must come from real estate related sources, and at least 95 percent of the REIT's gross income must come from real estate related and other passive income sources.<br />
To maintain competitiveness, many REIT have distributed in recent times among investors all or even more than their annualized earnings, often resulting in dividend yields comparable to bond yields. This is not, however, a practice that can be sustained for long even during times of appreciation of real capital assets and market values, much less when values are dropping. In fact, if an investment company such as a REIT distributes more than its taxable income, the excess distribution is considered "return of capital" for tax purposes, which is taxed to the individual investors as a capital transaction, rather than regular income. The end result is, therefore, that the distribution requirement may hamper a REIT's ability to retain earnings and generate growth.<br />
Because of this, the shift to privatization is driven by the realization that private buyers will pay more for the company than stock market investors will. In addition, rising costs of being publicly-traded companies are another factor enticing REIT to pull out of the stock market. And finally, being private gives Real Estate Investment Trusts a freer hand to reach out for deals in an increasingly competitive market. The reason is that public companies find it very difficult to grow through acquisition, as investors invariably do not justify the risk of development alternatives. The combined power of reduced expenses, consolidated pools of capital and abating real property values are exactly the perfect recipe for making a kill in real estate - and they are doing it!<br />
The inverse relationship between interest rates and prices of REIT's shares plays a role as well. On average, it is safe to assume that interest rate increases are likely to be met by REIT's price declines in the Stock Exchange, because increasing rates correspond to a slowdown in the economic growth and less demand. But out of the context of the frantic buy and sell of Wall Street, even slowdown in the market for single-family houses can actually benefit REIT. This is so, because even though real property prices are in decline, it is still cheaper to rent than to own, especially during a period of rising interest rates. And REIT thrive on rentals. No city is a better environment for REIT to operate in than New York City, where some 70 percent of residents rent.<br />

<p>Real estate investment is about finding good deals</p>
<p>Real estate investments are often treated as one the best ways of investing money. However, what you are looking for is not just any real estate investment, but real estate investment that can give you good returns. By real estate investment we mean investing money into property i.e. buying property at a low price and selling it at a higher price so as to make a profit out of it. So the most important part of good real estate investment is to get hold of such properties which can give you good returns.</p>
<p>Now, how can you get these potential profit-making deals?</p>
<p>Your first avenue for finding good deals is the local newspaper (the property newspaper). Just search for properties that are listed directly by the owners who want to avoid paying commission to the real estate brokers. Since the owner is saving on the commission that they would otherwise have to pay to the broker, they would probably be able to offer a lower price to you and be more open to negotiations. You could also place your own 'wanted' ad in the local newspapers. On the same lines, you could use internet to search for the real estate investment avenues. In fact, you would be astonished by the number of real estate investment opportunities you are able to locate on the internet. Not only that, searching for real estate investment opportunities (i.e. property for sale) is much easier on internet than anywhere else.</p>
<p>Another good way to hunt for real estate investment opportunities is by using the services of real estate brokers. Some people use real estate agents as their first (and maybe the only) touch point for getting real estate investment opportunities. The real estate agents act as information hub for people looking to buy property. In fact, a lot of sellers find it much more convenient to sell their properties by listing it with real estate agents.</p>
<p>Multiple listings service is another good way to find real estate investment opportunities. Since the multiple listing book is provided only to the real estate agents and not to the general public (unless you are very lucky), all the cream (good real estate investment opportunities) would have already been taken before you get to see the book. The key here is to look for expired listings that didn't get converted to a deal.</p>
<p>Another good way to get a property, that is a good real estate investment, is to look for foreclosures by banks/ VA/ FHA or to visit public auctions. You can generally get a good deal here. Divorce settlements are another good real estate investment opportunity.</p>
<p>So, real estate investment is really about finding good deals. And finding good deals does take some effort</p>

<p>Real Estate investing has long been proven to make tons of<br />
 CA$H for the active investor and many of the real estate<br />
 investing methods and techniques used to make some of<br />
 the biggest (and quickest) CA$H only require a little time<br />
 and a bit of knowledge (i.e., NO MONEY and NO CREDIT!) to<br />

That is the appeal of Real Estate investing courses to most<br />
 people ?C to do deals that require little/no money or credit<br />
 yet pay back huge rewards for the time and knowledge you<br />
 get from following their systems.<br />
Yet, the "investing" gets a bit lost in most of the world of<br />
 "Real Estate Investing" - there is no "investing" other than<br />
 a bit of time - there is no ROI (Return On Investment) other<br />
 than the time-for-money factor.<br />
That is why I call these activities Real Estate Investing Jobs -<br />
 they stop bringing income as soon as you stop working<br />
 them.<br />
Real Estate Investing through these jobs, while they make<br />
 you CA$H, will never give you financial freedom as they only<br />
 generate quick money and not long-term, passive income.<br />
This article will look at some of the more popular methods of<br />
 Real Estate Investing jobs.<br />
One of the biggest challenges to overcome is the fact that,<br />
 when discussing the money made through Real Estate<br />
 Investing, the numbers of dollars are much more than your<br />
 common corporate job, and many people simply are not<br />
 ready to handle such discussions.<br />
You see, when you were very young, you were<br />
 programmed to think that $X was a large amount and often<br />
 this amount was only a few hundred, or perhaps, a few<br />
 thousand, dollars.<br />
Yet, when discussing Real estate investing deals, there are<br />
 often multiple thousands of dollars at stake.<br />
Most people simply are not used to discussing such<br />
 numbers, and wind up not making the money they could.<br />
 They simply have not learned the language of Real Estate<br />
 Investing.<br />
One of the first lessons I teach my students is how to get<br />
 past the fear of discussing hundreds of thousands of dollars<br />
 and changing the programming you were given as a child to<br />
 form open ideas about money and investing to make even<br />
 more money.<br />
One quick step you can do to begin this journey is to look<br />
 deep inside yourself and ask yourself how you feel about<br />
 money. Can you comfortably discuss figures in the hundreds<br />
 of thousands of dollars?<br />
Most people learn quite quickly - with just a little bit of<br />
 practice.<br />
With that in mind, it is time to look at these Real Estate<br />
 Investing Jobs more closely.<br />
These 'jobs' bring you various levels of income, depending<br />
 on your area, so instead of discussing them in dollar values,<br />
 we will look at them from a percentage standpoint.<br />
Of course, with these examples, the amount of work, time<br />
 and knowledge you put into it will certainly pay off more (or<br />
 less);<br />
1. Property Profiling (birddogging) - this popular way to get<br />
 started in real estate investing provides a real estate<br />
 investing job with a decent income - something along the<br />
 lines of what a factory worker would make in the area.<br />
2. Lease Purchase - this powerful tool can be utilized to buy<br />
 and sell property with no money out of your pocket (a Real<br />
 Estate Investing sandwich), while keeping a nice pocketful<br />
 of money for your time (can you tell this is one of my<br />
 favorites?) An active person can make about 1.5 - 3 times<br />
 more than the Property Profiler, on average.<br />
3. Subject To - with a bit of training, you can make this<br />
 method of real estate investing really pay off big. Once you<br />
 know how to negotiate these deals, your real estate<br />
 investing income will reach that of corporate executives -<br />
 with much less of a time requirement.<br />
4. Foreclosures - while highly lucrative and one of the top<br />
 income producing methods of real estate investing, the time<br />
 and knowledge required to actively pursue such deals is<br />
 becoming more difficult all the time.<br />
The payoff to those that can perform these deals is huge -<br />
 about 10 times that of the Property Profilers, however,<br />
 finding deals is much more difficult due to the number of<br />
 people looking for them.<br />
5. Tax Lien certificates - this is a true form of Real Estate<br />
 Investing - actually putting your money into something that<br />
 produces a return - one of the safest investments around<br />
 with returns that beat any other form of passive investing.<br />
 If you have money to invest, this is a great area to get into<br />
 with 15%+ return with almost no down side.<br />
This is still a real estate investing 'job' as tax lien<br />
 certificates are short term, quick turn profit generators, not<br />
 sustained over time, plus they take skill and talent to make<br />
 the maximum profits.<br />
6. Short Sales - this form of Real Estate Investing is another<br />
 job, as your knowledge level and timing are extremely<br />
 important. A lot of money can be made with this type of<br />
 Real Estate Investing job - as much or more than any other<br />
 form - once you know how.<br />
7. Secondary notes/Purchasing Equity positions - a 'higher<br />
 level' of real estate investing, where more knowledge is<br />
 needed to limit the risk, however, the returns on equity<br />
 position purchases can be extremely high - from 6%-10%<br />
 for fully passive results and 'sky's the limit' for purchasing<br />
 equity positions.<br />
Yes, once you get past the internal false programming - the<br />
 LIES you have been taught all your life about money, you<br />
 can begin a successful career in Real Estate Investing -<br />
 through a variety of Real Estate Investing Jobs and then<br />
 onto true, full, watch-your-money-grow Real Estate<br />
 Investing.<br />

<p>Real estate investing can be a dream career when the process of buying and selling is mastered. The biggest challenge in real estate investing is not the money to get started or the availability of the product. Real estate investing's biggest challenge is judgment. Personal decisions in making the purchase, fixing up the right things, and making the sale require judgment that comes from experience. The second and 100th property should involve better judgment than the first.<br />
An approach to the first acquisition in a real estate investing career involves analysis of the neighborhood.<br />
If the target property is located in a familiar neighborhood, an analysis is clouded by past memories and feelings. Familiarity can preclude objectivity.<br />
And if the target property is located in an unfamiliar neighborhood, the analysis is shrouded in immediate impressions that may or may not be accurate.<br />
Real estate investing today must consider unfavorable elements like drug and prostitution traffic, crime statistics, and the overall visual impression of neighborhood negligence and abuse by property owners and/or tenants. The windshield view will not reveal the whole story.<br />
Research at city planning and the police department might be a starting point, if the initial drive through the neighborhood does not arrive at a negative conclusion. Casual conversations with neighbors might provide clues. Watching from a perch unobtrusively during certain hours might be helpful, such as after school is out and after dark.<br />
If analysis leads to the formation of good judgment, time is needed to assess "the Neighborhood Factor." When I plunged into my first year of real estate investing, no one warned me of "the Neighborhood Factor," and still I sometimes overlook it even millions of dollars in property purchases later. Buying $1 million in rental houses during my first year, and another $1 million in properties the next year did not leave me much time for analysis. However, when placing a makeover house on the market after the work is completed, "the Neighborhood Factor" has often come back to haunt me.<br />
The bottom line for developing judgment about "the Neighborhood Factor" is the consumer's windshield view. The real estate investor can become enamoured over the potential profit margin in a "good deal." But the home-buyer and house-hunter make instant assessments upon a first approach to the house for sale. Their initial impression of "the Neighborhood Factor" is untrained and irreversible. And in real estate investing, the prospect's first impression of "the Neighborhood Factor" overshadows their impression of your labored makeover. More times than I like to admit, I have created a "Dream House" from a junker, only to experience a slow sale because of "the Neighborhood Factor."<br />

Rent should be charged in such a way that you can cover mortgage, taxes and insurance and make a little money. When you have paid your mortgage amount in full you can get a second income.
