When most Americans shop, the first question is "how much" and then you look at the price tag. Is this good or bad? The answer could be anything, but more often than not is the wrong approach. Americans are fortunate that financially secure tend to strive for quality with little regard for the price. Is this good or bad? The answer: again it could be anybody, but more often, too, is the wrong approach. What every educated consumer that hunger is a value. The value is that the delicate balance between price and quality, that the relative value that fair return on investment! And, folks, the highest point is the ticket value becomes more important. If you pay too much for a pair of poor quality, their world will collapse. But if you're buying a high priced product or service and its exposure is thousands of dollars, their decisions must be better educated, more complete and, above all, logical. So if we want to sell or buy a home, how to choose the right real estate company and real estate agent right for our needs? How can we determine what we need and get the best value. After all, this is probably the biggest sale or purchase bigger than ever are going to do. The size of the dollars involved, it is imperative that we value the best they can out there in the jungle of real estate. These are the points to consider and questions to ask before making your final decision. Point: There are three major categories of real estate companies. The first is the large discount, limited service operation that offers do-it-yourself price at different levels. If you possess the skills to make their own appointments, display your own home, financially qualified potential buyers, handle negotiations and making contracts and documents throughout the process, this could be the kind of company you need and you can save money. The second is the full service, full commission broker. This company takes care of everything for 6% commission. Very easy, very expensive. The third is the full service, discount commission company that does it all and usually costs 4% -5% of their professional services. Very easy, with a substantial saving face in the corridor of 6%. Question: What are my needs and that these companies would better serve my needs? Point: All real estate agents licensed and are equal in the eyes of the Licensing Commission. But that does not translate into equality in the "real world" of real estate. Few real estate agents have acquired the skills to work with the right people in a major sale or purchase as a house. Experience or "time in grade" does not ensure competition. A set of skills acquired ago. Fewer agents have relevant business experience. Let us be clear. This is a general commercial transaction involving thousands of dollars. This is a fact. A thorough understanding of the commercial aspects of the process will have a positive impact on your profit if you are selling or on your savings if you are buying. Question: How do I select a friend of mine in real estate, the first contact person, or an agent with business experience and a skill set that ensures competition? Now is the time to talk about the value again. The best value for most people would be a full service company that discounts for its services and has agents who have business experience and knowledge necessary to maximize profits or savings. Everything I've done was an outline of the logical thought process, in effect, that shows that it is actually a jungle. What shoes are best? Decide first, then buy, but make sure you are getting the value you need. David McGuire is a real estate agent in Dallas and a contributor to the Houses of Flower Mound Weblog.
